If you have a plot of land or a property which you intend to demolish with the plan of building your ideal family home there are a few things that you need to consider first.
The most important thing to consider – and of course one that dictates the whole project is budget. How much do you realistically have for the project for building your ideal home? This is not the time to be vague with ‘approximately’ or ‘in the region of’ – you need to be precise. This budget also needs to include a buffer for things to go wrong and additional costs.
Before engaging an architect to draw up the plans for the property you need to have a clear wish list. What is an ideal home for you and your family and how will each room be used. Once you have this you can list the specifics of what you need; so, for example, how many bedrooms, what size kitchen, how many family rooms, where will you park the car and what will the garden be like.
You also need to consider the materials you would like to use and whether your home will include any eco elements. Another thing that you will need to do careful research into is whether your land is in a conservation area or area of outstanding natural beauty as this could affect the materials you are permitted to use.
An architect will then be able to put your dreams onto paper, which can then be used to hire the right contractors to complete the project.
Before you can start employing contractors for the work, you need to get planning permission from your local authority and complying with any conditions they may impose. Once this is obtained you are good to go.
